The purchase of your new property is an important decision and should be supported by the independent and objective advice of a professional builder and timber pest technician.  The inspection is a visual assessment of the property and sets out to identify major defects and to form an opinion of the overall condition of the property at the time of inspection in relation to the age and construction type. The report you receive is a detailed explanation of any defect found with recommendations on repair, replacement or if a further investigation is needed into any significant defects.  

Timber pest activity - termite attack or timber decay - is reported precisely so you will know exactly what action to take and how urgently you need to take it.  Timber decay in decks, verandas and pergolas may need to be repaired immediately to avoid unsafe conditions.  Live termite activity can cause thousands of dollars worth of damage if left untreated for too long.

Your pre purchase inspection should be completed as early in the buying process as possible to inform you of the condition of the property.  You can then make an informed decision as to whether to proceed with the purchase, negotiate repairs or negotiate sale price.  Building and pest reports are also a great idea if you are the vendor and want to include a report of your property prior to sale.
